It’s a funny time of the year, the winter season. So many potential sellers don’t want to list their homes. There is some argument for not listing your home right now if it is a waterfront property or a million dollar home with extensive and manicured landscaping. Buyers won’t appreciate what they are looking at because it is covered in two feet of snow.

For those who are looking to sell their residential family home it is a great time of year to list. The biggest misconception is that you have to wait for the spring market. Strategy-wise, it is a terrible idea to wait. When do you get the best deals on air fare? You get great deals when no one else wants to travel. The same can be said for real estate. As the seller, you get the highest and best price when very few other people are selling.

We just listed and sold two listing in the last week and a half and they both sold within days.

It is likened to being in a race. When you are listing your home it is a competition. It is a competition against yourself and the other homes that are listed. Would you rather be in a 20 man race or the Boston Marathon? The Boston Marathon is the spring market. Amongst thousands of competitors your home can get lost in the crowd.

In December, you stand out. With good photography and quality staging your home jumps off the screen and people want to come see it for themselves. The result: your home sells in less than a week for close to list.

On a related note, December home sales in Barrie are up 22 per cent from last year. Perhaps people are getting wind of how useful selling in the winter can be.
